How to prepare for your appointment?
To ensure an effective notarization, please arrive with the following:
Original Documents: For Certified True Copies, I must physically inspect the original and the photocopy – so please bring both!
Valid Government Photo ID: Passport, Driver’s License, or Ontario Photo Card.
Unsigned Documents: Do not sign your documents before the appointment. All documents must be signed in my presence.
Verify Acceptance: Some institutions still require traditional in-person signatures. Please confirm that your specific requirements before you book.
Do you offer online notary services?
We offer Remote Commissioning services via secure video conferencing for clients across Ontario.
This allows you to swear or affirm legal documents without visiting my office in person.
It is important to understand that, while we can witness your signature on a screen for many documents, certain Notarial Acts in Ontario are legally required to be performed in person.

How does it work?
Secure Video Call: We meet via an encrypted Google Meet video call. You must be able to see, hear, and communicate with me in real-time.
ID Verification: You will be asked to hold your government-issued photo ID up to the camera and send a high-resolution scan for my records.
Digital Signing: We utilize Google’s eSignature tool via Google Docs for secure document handling to capture your electronic signature while I witness it live on screen.
Modified Jurat: I will affix a specialized “Remote Commissioning” seal to your document that confirms the oath was taken virtually in accordance with Ontario Regulation 431/20.
Why do some documents require an in-person visit?
It is important to understand that in Ontario, “Remote Commissioning” and “Notarization” are governed by different laws. While I can witness your signature on a screen for many documents, certain “Notarial Acts” are legally required to be performed in person.
In-person appointments are required for:
Certified True Copies of Passports, Degrees, or Birth Certificates
Real Estate closing documents (unless specifically authorized by the lender)
Documents requiring a physical embossed seal for international use
We offer in-person appointments in downtown Toronto and in the Niagara region by request only. If you require an in-person appointment, please specify this when booking.

Organize Your Exhibits:
If your affidavit has attachments, please mark them with tabs (A, B, C) before you arrive.
Photocopies:
If you need a “Certified True Copy,” bring the original and the photocopy. If you don’t have a copy, please let me know in advance so I can assist.
Multiple Signers:
If a document requires two people to sign, both must be present at the same time with their respective IDs.
